We all know the problem. You’ve found your new dream home, but you haven’t sold your old one yet. What do you do? In Spain, where the average time it takes to sell an apartment has increased by over 40% over the last two years, this problem can now be taken care of with a new type of mortgage, called ‘cambio de casa’, meaning ‘change of house’. This new product offers you a three-month holiday from your mortgage, and then two years’ worth of repayment equivalent to your existing mortgage. If for some reason you can’t sell your house in those two years, the mortgages will be rolled into one. Good news for those who want to snap up that new dream home without worrying about selling the old one straight away.

This issue, Filip Wretman of Wretman Est ate & Consulting, based in and around Nice, picks out the hotspots to watch:
1. Cagnes-sur-Mer – “This coastal resort is enjoying a breath of fresh air since undergoing enhancements such as extensive renovations of its seafront boulevard. Efforts have paid off. Cagnes-sur-Mer, the fourth in size on la Côte d’Azur, has seen a 13.8% price increase for homes sold in 2007. Yet at €4,300 per m² for apartments, it’s still a ‘reasonable’ area.”
2. Grasse – “The world’s perfume capital is located a short distance from more prestigious seaside destinations. At just over €3,600 per m² for apartments, this is one of the most affordable towns in the area right now. Great efforts are being made to revitalise the old town, including making many of the streets pedestrian zones. Real-estate bargains won’t last too long, though.”
3. Nice – “After years of work, the largest city of the French Riviera is finally reaping the benefits of its facelift, the tramway. It’s a 21km line linking northern districts to areas like Saint Roch to the east, via famous Jean Medecin Avenue and the now splendid Place Masséna. Significant improvements have been made along its route, positively impacting neighborhoods otherwise considered dull. Prices of flats next to the tram are seeing the highest boosts and new lines are scheduled.”
